Developer Ballymore has submitted two hybrid planning applications for riverside sites in east London, which include the development of new parkland, as well as regeneration plans for Lyle Park.
Together the two planning applications submitted to Newham Council will aim to deliver 3,684 new homes, and new community and green spaces.
Alongside the 1,658 new homes designed by architectural practice Howells, plans for Thames Road, which sits adjacent to Thames Barrier Park and Pontoon Dock, also include new green spaces and parkland.
The project also proposes a new primary school currently outlined to have a green roof and roof-top recreational ground, light industrial workspace, plus ground floor retail and community spaces.
At Knights Road, which is a short walk from West Silvertown, 1,667 new homes have been proposed, as well as 4,000 sqm of light industrial and flexible workspace – designed by architectural practice Allies & Morrison.
Improvements to Lyle Park, a 4.5-acre riverside public park, are also included in the plans for Knights Road.
This year marks the 100-year anniversary of Lyle Park having been gifted to the community by Abram Lyle of Tate & Lyle. To commemorate this, Ballymore has commissioned a mosaic trail.
Ballymore says both sites will work to improve connection and provide open and green spaces, including routes to river frontage.
John Mulryan, managing director, Ballymore, comments:
βIβm incredibly proud of the quality of design and future thinking that has gone into these two proposals for the Royal Docks. Weβve been deeply committed to this part of London for several decades, and itβs a gift to be able to expand upon the success of Royal Wharf so that we can continue to support the neighbourhoodβs growth and build upon its character.β
Guided walks, workshops and focus groups have taken place in recent months to ensure any improvements are informed by the communityβs experiences of the park.
